AN ICONIC CHICAGO BUILDING, RESTORED
The Building
The building itself dates back to 1890. It is a quintessential Chicago 3 flat that housed 2 storefronts on the first floor and four apartments between the second and third floors. After acquiring the building in2024, we began an ambitious gut-rehab.
The entire building was stripped down to the original brick and the big timber joists that were installed 135 years ago. The basement was excavated to make it functional for a 300 seat restaurant, the back third of the original building was demolished, and half of the entire building was re-trussed. All mechanical, electrical, plumbing, and roofs were replaced and the apartments on the third floor were gut rehabbed. The storefronts, bay windows, and façade were returned to their original design.
The result is a restored, historic Chicago building, thoughtfully adapted for its next chapter while honoring the craftsmanship of the original construction.

Beaumont’s & The Bull Moose were designed by Paul Abu-Taleb and built by Chas Bender Co.
The restaurant space alone spans 11,000 square feet over three floors and was designed with a focus on restoration, including refinishing and re-installing the building’s original joists. Beaumont’s is intended to have a warm, turn of the century feel, relying on extensive millwork, crackled tile, dimpled glass, and opaline lighting. Beaumont’s will have a great all-day feel, with 4 skylights in the main dining room and more than a dozen windows throughout the first floor.
From a design standpoint, The Bull Moose is a graduation from the first floor, connected and related, but a significant departure in pallet, tone, and lighting. The Halsted Room features two fireplaces and differs from the second floor’s primary dining room as it is flooded with natural light that pours in from the bay windows.
Brett Neuberg was the principal from Chas Bender Co on the project with David Mitchell as superintendent. As a hospitality-only builder, Chas Bender has completed thousands of restaurants across the country under the leadership of Ben Neuberg.
Joe Junius of Aria Group Architects was the architect-in-chief on this complex, crazy project.
